Establishing a Time-Sharing Resort in The Bahamas

Persons, including Bahamians and Non-Bahamians who are interested in constructing a new building, effecting any improvement in or repairs or alterations to an existing building or use or change the use of an existing building, for the purpose of such building being used in the operation of a time-sharing project must apply to the Bahamas Investment Authority (BIA) for a licence for time-sharing project.

Hotels Encouragement Act Form

The Hotels Encouragement Act provides incentives for both the Bahamian and foreign investor by allowing certain items to be imported duty-free for the construction, renovation and/or refurbishment of resorts. Construction and building materials, equipment and furnishings eligible to receive concessions are set out in schedules of the Regulations of the Act.

Land holding - Certif. of Registration Form 1

  • A non-Bahamian, (other than a permanent resident or a non-Bahamian acquiring land or an interest in land under a devise or by inheritance), who purchases or acquires an interest in a condominium, or property vacant or otherwise to be used by him as a single family dwelling or for the construction of such a dwelling shall apply to the Secretary to the Board to register the purchase or acquisition. The applicant is issued a certificate.
  • A permanent resident who acquires land or an interest in land shall apply to the Secretary to the Board to have the acquisition registered with the Board. The applicant is issued a certificate.
  • A non-Bahamian who acquires land or an interest in land under a devise or by inheritance shall apply to the Secretary to the Board to have the acquisition registered with the Board and the Secretary issue a certificate to the applicant.


  • Landholding - Permit Application Form 3

    A non-Bahamian (other than a permanent resident or non-Bahamian acquiring land or an interest in land under a devise or by inheritance) who intends to acquire land or an interest in land either by way of freehold or leasehold (does not include persons described under Certificate of Registration)shall obtain a permit from the Board.


    Project Proposal Guidelines

    To establish a business in the Bahamas, international investors are required to submit a complete project proposal to the Bahamas Investment Authority, which operates from the Office of the Prime Minister. The attached document is a guideline as to the information required when submitting a proposal.
